If you want to buy ahead of true spring competition, take these steps NOW to be able to put forward your strongest offer.

Get Pre-Approved:  Contrary to what many people think, getting pre-approved is a quick and simple process. Like same day simple, in most cases! What’s important prior to making an offer is that you talk with a lender to determine a buying budget that makes financial sense for you. Once you set that budget, you’ll have an estimated idea of expenses to expect and you’ll receive a pre-approval letter. This letter is a must in our market for an offer to be considered.  Not sure where to start? We can provide you with a list of lenders we know and trust.

Have Earnest Money Available:  Earnest money will be part of an accepted offer. When we write a contract, it will include a line for your earnest money deposit. The price of the home and the demand will be factors how much this should be. In most cases, you will be writing a check for approximately 1% of the home’s price. A copy of the written check needs to be submitted with the offer (so if you are an online person, find that checkbook!). If your offer is accepted, the check will then be held by the title company until closing.

Be Non-Contingent:  In this market, few sellers are willing to accept a contingent offer. So, if you need funds from a home sale to buy your next home, our first step should be getting your current home sold. We have the resources to get your property market-ready and sold fast. find a lenderSo, you’ve decided to buy a new house and are eager to get out and start looking. That’s fantastic and we hope to have the opportunity to help guide you! But in all honesty, there are a few things you need to do before you begin a serious search, and one of them is to start on your financing. This is a biggie – especially given the current market conditions.

Inventory across Kansas City is super low and demand is high. This is putting many buyers in competitive circumstances. In this environment, sellers are less likely to accept a contingent offer. So, you need to have your house sold or at the very least listed, if you are not in a position to buy without a contingency. Sellers are also not going to consider an offer without a preapproval letter. This will be provided to you by the lender you select.

KANSAS CITY LENDERS

We work with a variety of lenders on a regular basis. If you need a couple of referrals, we can help with that. We recommend our buyers talk with at least two lenders before making a commitment to ensure you are getting the best loan package for your needs. Overall, you’ll probably find rates to be very similar. So, what you need to do is look at the details – pay attention to different fees that might be part of the deal.

We get that this isn’t the “fun” part of buying a home, but trust us that this is really important right now! When you’re out touring homes and walk into “the one” you want to be able to put your best, most solid offer forward. And with homes moving quickly, there isn’t a lot of time to get all of this together before submitting an offer. Unfortunately, there just isn’t a lot of give on these terms right now. A clean, strong contract is key and we have lots of experience presenting offers and managing the negotiations that follow.

Where were traditionally see homes popping up for the spring market in February, we’re already seeing movement in 2017. The good news is, if spring is your set time for listing, you have plenty of time in the weeks ahead to get your home shiny and bright! And if your time frame isn’t firm and you want to get a jump on spring competition we can get your home market-ready and listed fast.

Here are the 5 biggies we recommend you start on now:
  1. Declutter, declutter, declutter.  And de-personalize while you’re at it. Go room-by-room, level-by-level … whatever will work for you. Pack items you want to keep and get them out of site. If you have items in gently used condition you no longer want, find a local charity and arrange a pick-up (here’s one). Other items you aren’t using should go in the trash. Set a clean, tidy space that buyers can envision as “their” home. The more they relate to your home, the better!
  2. Fix it Up! If you’re aware of an issue with your home, it’s easiest to resolve before listing. Some problems you can probably address on your own. If you need a professional, here’s a list of folks we trust. Let us know if you don’t find what you need and we’ll get it for you. Don’t forget little projects like making sure all lightbulbs are working or touching up paint on wall blemishes.
  3. Give a Deep Clean. This is one you can do on your own to save money. However, if your home needs a little extra TLC, it might be worth investing in a professional cleaner. Same goes for carpets. If yours show dirt, stains or odor, bring in a carpet cleaner. A clean slate goes a long way toward a good first impression!
  4. Spruce Up Curb Appeal. Walk your property. Examine the exterior of your home, as well as your lawn and landscaping. Clean up any debris or items that should be stored (balls, toys, leaves and sticks). Do you have bushes in need of a trim? Would fresh mulch make your front beds pop? Is your exterior paint in good condition? Would a bright front door add curb appeal?
