In recent years, we have noticed more homes across KC investing in outdoor living spaces. We see people expanding decks, adding stamped concrete patios and incorporating kitchen and fire pit designs to their hardscapes. Having or adding an outdoor living space expands your usable living space at home. And, it’s a fun way to have an extra area to entertain from during mild seasons!

This trend of investing in outdoor living does not appear to be slowing down. From our perspective, this serves as an indicator that our local market appreciates outdoor living additions. While the ROI on an outdoor project might not be 100%, these types of features can bring value to a home listing. And, you don’t need to make a huge investment to add a bit of outdoor ambiance to your home! A fire pit is a good place to start to enhance your outdoor space. It’s generally a smaller expense, and can retain value relatively well.

On top of that, NAR reports “not only can outdoor remodeling projects add value to a home on resale, but they can also bring advantages to homeowners planning to stay in their homes in the form of increased happiness.” So, even if you don’t get your money back dollar for dollar with a fire pit installation, there is also value for YOU while you enjoy nights with family and friends outdoors at home.

Cheers to a cozy, fun fall!

Monday is the first day of spring! And with that will come all the spring cleaning checklists for a fresh start to the season. We can totally get behind spring cleaning and all of the great lists out there – after all, routine home maintenance is key to protecting your home’s value. But for many, the idea of spring cleaning is overwhelming and therefore gets skipped altogether. If that’s you, rather than go all in for a top-to-bottom spring clean, pick one project and do it well!

Even the most organized and tidy homeowners don’t tackle the “big” projects on a regular basis. We’re suggesting six projects to choose from – three indoor and three outdoor – and, including links to make it easy to start. Find one that’s manageable for you!

Clean Out the Fridge:  If you’re like us, you probably wipe the fridge after spills and maybe when you’re clearing space to add groceries. But this is home for all your perishable food and drink. A good deep clean several times a year is warranted. Once it’s shiny clean, think about pulling it out from the wall to vacuum away excess dust.

Dust Baseboards & Window Sills:  No one has time to deal with these regularly! Even if you tackle your baseboards and window sills once a year, that will make a difference in your home’s cleanliness and appearance.

Dust Blinds & Fans:  Just like the baseboards and window sills, we’ll bet these aren’t on your weekly cleaning list! Some will vacuum, some will use a duster, and some will use a rag and spray to get at the blinds and fans. Do what’s easiest for you!


Clean & Paint the Front Door:  A clean, bright entry is one of the fastest and most cost effective moves you can make to boost curb appeal. A fresh coat of paint will make a big impact!

Rake & Replace Mulch:  While this is one of the pricier projects of the ideas we’re suggesting, spring is the season to do this – especially if you’re planning to list your home for sale. New mulch will really make your beds pop!

Clean & Organize the Garage:  This is a biggie for one project, but it will make your home more functional and pleasing – we promise! No more tripping over shoes as you’re trying to get in the door, or balls rolling under the car when you try to back out. Getting salt off of concrete is also important.

Ask almost any resident and they will have a favorite joint and regular order. But that shouldn’t stop you from trying them all! Here are some of our favorites. Apparently we share the same taste across the board!

Kansas City is known for great food, and we’re lucky to live in a city with so many restaurant options original to the area. Next time you’re looking for a new spot to eat, try one of these! We’re including a few of our favorite menu items to get you started, too!

Kansas City restaurantsCarmen’s Café:  You can’t go wrong with the lobster or chicken spiedini. Walk around Brookside before or after your meal to complete an evening out!

Garozzo’s Ristorante:  With multiple locations, this KC favorite is easily accessible! The chicken spiedini is a must!

Jack Stack:  A Kansas City tradition since 1957. We love the ambiance at the Martin City location and suggest the burnt ends.

KC Grill ‘N Kabob:  Enjoy your favorite chargrilled kabob at this Lenexa restaurant. Try the chicken and beef combo kabobs!

La Bodega:  From the ambiance to the sangria and tapas, La Bodega is fun for a date night or dinner with friends. Be sure to have the roasted mushrooms and the beef tenderloin with Spanish blue cheese!

Lidia’s:  Located just north of historic Union Station, this gem offers a warm, farmhouse feel. Order the pasta trio or pork shoulder.

Smokin’ Joe’s BBQ:  Located in Olathe at 519 E. Santa Fe offers a rustic atmosphere and down-home service. Get the ribs!
